The original structure was a complete loss. A fire gutted the interior and compromised the shell of this three-story French palatial manor in the guard-gated enclave of Pelican Crest, Newport Coast. What remained was a burned facade, a CAT excavator, and a decision about what came next.

Rezidential Development rebuilt it from nothing — and finished it to a standard the original construction never reached.

The reconstruction began with full demolition of the fire-damaged structure and was rebuilt from the foundation up: heavy I-beam and steel columns, CMU walls, wood framing, underground parking, and a formal pool and water features in the rear. The interior finish work that followed represents the full depth of Rezidential Development's craft — Venetian smooth plaster walls throughout, JP Weaver molding and custom wall paneling in every room, natural limestone and white oak herringbone floors, hand-brushed Venetian plaster, Moka Creme honed stone in all wet areas, and bespoke solid brass hardware in oil-rubbed bronze and polished nickel.

The two-story foyer with antique chandelier leads to a grand staircase, formal living and dining rooms with custom fireplaces, a wood-paneled library, and a gourmet kitchen with Calacatta Vagli marble surfaces, dual refrigerators, and a built-in ocean-view banquette. The primary suite delivers a spa bath with ocean-view soaking tub and a custom-designed closet. Five secondary suites, a tiered theater room, fitness spaces, sauna, steam room, and a subterranean seven-car garage complete the program. New roof, new HVAC, all new plumbing. Outdoors, a saltwater pool, spa, and BBQ kitchen with natural stone countertops sit against a backdrop of sweeping views of the Pacific, Catalina Island, Newport Harbor, and Pelican Hill Golf Course.

From complete loss to irreplaceable estate. That is the scope of what was rebuilt here.
