Custom Home Builder in Newport Beach

Newport Beach is several different building problems sharing one name. A Balboa Peninsula lot is narrow, closely overlooked and often reached from an alley. The ocean side of Corona del Mar sits on bluffs. Much of Newport Coast is guard-gated hillside with its own association review. Harbor and bayfront work adds bulkheads, tides and docks to the schedule.

Rezidential Development has been building since 1984, from its base in Laguna Beach.

Neighborhoods Served

Balboa Peninsula. Balboa Island. Lido Isle. Corona del Mar. Newport Coast. Newport Heights. Dover Shores. Bayshores.

Each carries its own conditions. A bayfront lot on Lido Isle and a guard-gated hillside in Newport Coast are different builds, with different crews and different sequencing.

What Building Here Involves

Who approves it. Depending on the proposal, a Coastal Development Permit in Newport is approved by the Zoning Administrator, the Planning Commission or the City Council. Many single-family coastal projects go to the Zoning Administrator at a Thursday morning hearing rather than to the Planning Commission. Knowing which path a project is on changes how the schedule is set.

Association review. Newport Coast and several gated communities run their own design review alongside the city's. Two approvals, two calendars.

Bluff and bayfront conditions. Corona del Mar bluff lots carry geotechnical requirements a flat lot doesn't. Bayfront and harbor projects bring bulkhead condition, tides and dock permitting into the construction schedule.

Coastal Development Permits. Newport issues its own under a certified Local Coastal Program, and the permit timeline drives everything upstream of it.

How Rezidential Works

The first step is walking the property.

Design and build under one contract. Reza Dadashi designs and builds, which removes the gap where a drawing meets a budget for the first time during bidding. Cost-plus, with the numbers open. Subcontractors, many of whom have worked with Reza for years. Building since 1984. CSLB license 801670, General Building Contractor.
