Complete post-fire reconstruction. Three stories, six bedrooms, seven-car subterranean garage, elevator. This one is 28,500 square feet inside the guard-gated enclave of Three Arch Bay - one of the most private and sought-after addresses on the Southern California coast. Rezidential Development built this soft contemporary estate from the ground up, engineered around a massive retaining wall, on a site that required the kind of structural confidence that only comes from four decades of coastal construction experience.

Tall shoring walls on caissons anchor the hillside build, with two large balconies on the third and fourth floors positioned for unobstructed ocean views. What the before photo shows is a hillside structure that had reached the end of its useful life. What the after shows is what happens when the engineering is done right and the architecture follows the site rather than fighting it.

Steel framing and composite beams carry the structural load, with an elevator, underground wine cellar, and smooth stucco exterior finished to a standard the address demands. Three stories up, the rooftop deck earns its views.

The homeowner noticed the front of her three-story Laguna Beach home was settling - shifting forward down the hillside toward the ocean by nearly three inches. The original construction was poorly done and the structural failure was progressing. Reza assessed it, lifted and releveled the home, reinforced the structural I-beams, added new columns and shear walls, and rebuilt a quarter of the interior in under four months. The exterior got a modern refresh in the process. What looked like a maintenance concern turned out to require a full structural rescue - and Rezidential Development delivered it on time and on budget.
