Wood and steel structure with heavy I-beam and steel columns, poured-in-place and CMU walls, elevator, and water features. Four-story panoramic ocean view estate - a $2.5M+ total remodel by Rezidential Development that added over 2,000 square feet, merged the main house and casita into a single residence, and required massive bedrock grading with tall retaining walls to carve out a 10,000-bottle wine cellar. The cellar features a brick-barreled ceiling and stone walls. Elevator, smart home integration, gourmet kitchen, and a top-floor primary retreat with spa bath and dual closets. Ocean and city light views from nearly every room.

Two-story home built into a hillside with massive excavation into bedrock and retaining walls. Two elegant circular staircases and precast concrete throughout. What the aerial photo doesn't show is what's underneath — the excavation, the retaining system, the structural decisions that made this home possible on a site that had no obvious path forward. There are very few lots left in coastal Orange County where something like this is still possible. This one is 28,500 square feet inside the guard-gated enclave of Three Arch Bay - one of the most private and sought-after addresses on the Southern California coast. Rezidential Development built this soft contemporary estate from the ground up, engineered around a massive retaining wall, on a site that required the kind of structural confidence that only comes from four decades of coastal construction experience.

A $3.5M+ full remodel and 450 square foot addition by Rezidential Development on an existing contemporary home above Dana Point Harbor. The before and after tell the story - the project transformed a dated structure into a contemporary coastal residence without starting from scratch.

Four-story full ocean view remodel with over $2.5M in additions and structural work by Rezidential Development. Tall shoring walls on caissons anchor the hillside build, with two large balconies on the third and fourth floors positioned for unobstructed ocean views. What the before photo shows is a hillside structure that had reached the end of its useful life. What the after shows is what happens when the engineering is done right and the architecture follows the site rather than fighting it.

Three-story ocean home with rooftop viewing deck on one of Newport Beach's most coveted streets. Steel framing and composite beams carry the structural load, with an elevator, underground wine cellar, and smooth stucco exterior finished to a standard the address demands. Three stories up, the rooftop deck earns its views.

The homeowner noticed the front of her three-story Laguna Beach home was settling - shifting forward down the hillside toward the ocean by nearly three inches. The original construction was poorly done and the structural failure was progressing. Reza assessed it, lifted and releveled the home, reinforced the structural I-beams, added new columns and shear walls, and rebuilt a quarter of the interior in under four months. The exterior got a modern refresh in the process. What looked like a maintenance concern turned out to require a full structural rescue - and Rezidential Development delivered it on time and on budget.
