Custom Home Builder in Laguna Beach
Laguna Beach lots are steep, narrow and often reached from a single street. New homes go through design review, where the city weighs what a project does to the neighbors' views and the streetscape, not only what it does for the owner. The coastal zone covers almost the whole city, so a Coastal Development Permit usually runs alongside design review.
None of that stops a good project. It does mean the schedule is set long before the first delivery arrives.
Rezidential Development is based in Laguna Beach and has been building since 1984.
Neighborhoods Served
Three Arch Bay. Victoria Beach. Woods Cove. Temple Hills. Arch Beach Heights. Mystic Hills. North Laguna.
Each has its own grade, access and review history. A hillside lot in Temple Hills and a flat oceanfront pad are different builds, with different crews and different sequencing.

There are very few lots left in coastal Orange County where something like this is still possible. This lot is 28,500 square feet inside the guard-gated enclave of Three Arch Bay - one of the most private and sought-after addresses on the Southern California coast. Rezidential Development built this soft contemporary estate from the ground up, engineered around a massive retaining wall, on a site that demanded serious
structural work.

Full Remodels
1332 Baja Ave, Laguna Beach
2,800 sf | $6M+ | Full Remodel
Four-story full ocean view remodel with over $2.5M in additions and structural work by Rezidential Development. Tall shoring walls on caissons anchor the hillside build, with two large balconies on the third and fourth floors positioned for unobstructed ocean views. What the before photo shows is a hillside structure that had reached the end of its useful life. What the after shows is what happens when the engineering is done right and the design follows the site rather than fighting it.
The homeowner noticed the front of her three-story Laguna Beach home was settling - shifting forward down the hillside toward the ocean by nearly three inches. The original construction was poorly done and the structural failure was progressing. Reza assessed it, lifted and releveled the home, reinforced the structural I-beams, added new columns and shear walls, and rebuilt a quarter of the interior in under four months. The exterior got a modern refresh in the process. What looked like a maintenance concern turned out to require a full structural rescue - and Rezidential Development delivered it on time and on budget.

Street-to-street lot with a flat pad, expansive indoor-outdoor living, and terraces that open directly to protected open space. One of the last opportunities to build a fully custom modern residence in this location, with the design work already done.
What Building Here Involves
Design review. Depending on scope, a project is decided by the Director of Community Development, the Design Review Board or the Planning Commission. The code requires early communication with neighbors before the hearing, and neighbors can speak at it. The Board meets on the second and fourth Thursday of each month, and a project is limited to three substantive hearings. A project that has considered the view from the house above it arrives in a different position.
Hillside and canyon sites. Grading, shoring, drainage and access. On a steep lot the foundation and site work carry most of the risk, and they happen before anything is visible.
The coastal zone. It covers all of Laguna Beach except Sycamore Hills. The city issues most Coastal Development Permits, but in Three Arch Bay, Blue Lagoon and Irvine Cove the permit still comes from the California Coastal Commission, a separate agency that meets once a month and hears items from across the state.
Approvals expire. A design review approval lapses two years after it takes effect if construction hasn't started. The Director can grant a two-year extension and then a final one-year extension, but the request has to be made in writing before the approval runs out. Getting from approval to a started job inside that window is a scheduling problem, and it's solvable.
How Rezidential Works
The first step is walking the property.
Design and build under one contract. Reza Dadashi designs and builds, which removes the gap where a drawing meets a budget for the first time during bidding. Cost-plus, with the numbers open. Subcontractors, many of whom have worked with Reza for years. Building since 1984. CSLB license 801670, General Building Contractor.
